Q. What is Homes.com.au?
A. We are a new real estate portal that showcases properties available for sale and for rent to prospective buyers and tenants.
We have been established to provide a real alternative to the major portals (realestate.com.au and domain.com.au).

Q. Why was Homes.com.au founded?
A. Founder Pat Carbone was frustrated with the high pricing and complicated, discriminatory and opaque pricing structures of realestate.com.au and domain.com.au.
Pat felt that the major portals were abusing their market power – at the expense of real estate agents who were finding it increasingly difficult with the downturn in the property market– but there was no real alternative.
And so homes.com.au was born.

Q. Aren’t you just another wannabe start-up portal?
A. We’re different.
We’re homes.com.au – we have a name that no-one will ever forget.
We’re from the industry – we’re a response to frustration with the high pricing and complicated, discriminatory and opaque pricing structures of the major real estate portals.
We are here to support and work with the industry. Our investors include real estate agents, builders and property developers.

A. The homes.com.au URL is owned by Homes.com.au Pty Ltd (ABN 35 627 314 532).

Q. Who operates the homes.com.au website?
A. The homes.com.au website is operated by Homes.com.au Trading Pty Ltd (ABN 35 627 314 532). Homes.com.au Trading Pty Ltd is a wholly owned subsidiary of Homes.com.au Pty Ltd (ACN 625 496 139).

Q. Who owns Homes.com.au Pty Ltd?
A. We are privately owned by a consortium of private investors, including real estate agents, builders, property developers, small business owners, property and other investors.
Property developer Pat Carbone is the founder and majority owner of Homes.com.au Pty Ltd (ABN 35 627 314 532).

Q. Is homes.com.au affiliated with any other websites?
A. No.
Unlike property.com.au (owned by realestate.com.au), allhomes.com.au (owned by domain.com.au), and squiz.com.au (owned by a consortium of real estate franchisors), homes.com.au is private owned by a consortium of private investors.

Q. Won’t you just get bought out by REA or Domain?
A. Being bought out by Domain or REA is not in our plans.
We can’t change the industry if we sell out.

Q. Why should I register with homes.com.au?
A. You’ve got nothing to lose by uploading your listings to Homes.com.au.
You don’t have to pay anything for standard sales or standard rental listings on Homes.com.au.
There are no registration fees. No monthly subscriptions. No lock in contracts. No listing fees for standard listings. No obligations.
(We’d like you to purchase some premium listings or other products, but you don’t have to.)

Q. REA and Domain control the market, so why should I bother with Homes?
A. It won’t cost you anything to register and upload your listings.
With more competition – the majors might even be forced to cut their prices.
So help us help you – and register today.

Q. We can’t afford to drop REA or Domain – won’t you just be another cost to our business?
A. Standard listings with us are free – and always will be.
We’re not adding to your costs (so you can keep paying lots of money to REA and Domain if you choose) – but we will add to your exposure.
You’ve got nothing to lose by uploading your listings with us.
If you do want to bump up your listings, it’s only $399 for 60 days ($299 for 30 days) for premium sales listings, and only $39 for 60 days for rental listings ($29 for 30 days).
And 80% of what you spend with us is spent on marketing – all aimed at getting you leads.

A. We have a very clear vision of our future and our place in the market.
We see ourselves like a budget airline (think Jetstar) or supermarket (think Aldi) –a streamlined organisation focusing on the basics without expensive and unnecessary bells and whistles – and disrupting tired, lazy and bloated incumbents.
We will have a really well targeted and smart marketing campaign, and we are committed to establish ourselves as the third force in Australian real estate portals.
It won’t happen instantly, but we know what to do and how to drive leads.

Q. How will you get leads?
A. We have planned a large and well-executed marketing campaign and digital will form the majority part of that.
We know through experience that we can drive quality leads through Facebook and SEM (Search Engine Marketing).

Q. Can you guarantee you’ll provide quality leads?
No-one can – not even the major portals.
But we CAN promise that we’ll put 80% of the money you spend with us back into marketing – driving leads to you.
We’ll work with our SEM (Search Engine Marketing), SEO (Search Engine Optimisation), and paid social media advertising to maximise the value of our marketing expenditure.
Plus we’re properly capitalised – with cash in the bank. This means we can afford a strong marketing campaign: all aimed at getting you leads – and leads are what it’s all about.

Q. What products will homes.com.au offer?
A. At a minimum, we will be offering:
Standard residential sales listings
Standard residential rental listings
Premium residential sales listings
Premium residential rental listings.
Residential multi-listings – for multiple lot or house and land package listings in a subdivision, and multiple unit listings in a townhouse complex, apartment building or retirement village.
We will be developing new products as our website evolves.

Q. How much does it cost to list on homes.com.au?
A. Standard listings are – and will always be – FREE.
Premium residential sales listings are $299 for 30 days; $399 for 60 days.
Premium residential rental listings are $29 for 30 days; $39 for 60 days.

Q. Are there different prices for different suburbs?
A. No.
Premium listings are the same price ($299 for 30 days; $399 for 60 days and $29 for 30 days; $39 for 60 days) for every suburb.

Q. Does it cost extra to put my photo or logo on my listings?
A. No.
We don’t charge you extra to put your photo or logo on your listings.
I.e. you can put your photo and logo on standard (free) listings.

Q. How can you afford to offer free listings?
A. We operate a “freemium” model. You will always be able to choose between FREE listings and PREMIUM (purchased) listings.
We make our money by offering premium listings, advertising on our site and from partnerships with home loan providers and the like.
We see ourselves like a budget airline (think Jetstar) or supermarket (think Aldi) –a streamlined organisation focusing on the basics without expensive and unnecessary bells and whistles – and disrupting tired, lazy and bloated incumbents.
We’re also properly capitalised – with cash in the bank. This means that we can afford a strong marketing campaign to establish Homes.com.au as a third force in the Australian residential property portal market.

Q. Won’t you just push up the prices once you have the stock?
A. Standard listings on homes.com.au will always be free.
Premium listings will remain affordable for vendors and landlords.

Q. What is the difference between a free listing and a premium listing?
A. In the default search, premium listings will always be grouped above free listings.
The biggest difference between standard (free) and premium listings is our expenditure on getting you leads.
A component of Homes’ marketing expenditure will be targeted specifically to each premium listing. I.e. revenue from premium products will be returned to the agent in the form of leads via digital marketing.
Premium listings will also be eligible for other products that homes.com.au develops.
ALL listings will have the agency’s logo and the agent’s photo included.

Q. What do your “free” listings look like?
A. We will be launching our website with listings in October.
You will then be able to see what premium and standard (free) listings look like.

Q. How can I pay for a premium listing? Will I need an account?
A. You do not need to have an account. However, if required, an account can be set up.
Premium listings can be purchased by:
Your vendor, your landlord or you (as the agent) using a credit card (once off purchase), or by
You (as the agent) through a monthly account. Payment is monthly in arrears.

Q. Who can list properties for sale or for rent on homes.com.au?
A. Licensed real estate agents and their staff can list houses, townhouses, apartments and vacant land that is for sale or for rent on behalf of vendors and landlords;
Builders can list their house designs and house and land packages
Developers of subdivisions and new communities can list the vacant lots in their subdivisions,
Apartment developers can list the new apartments in their apartment complexes;
Retirement village operators and developers can list the villas, units and townhouses in their retirement villages.

Q. Can private individuals list their properties for sale or for lease on homes.com.au?
A. No.
Homes.com.au is for real estate agents, builders, developers, and retirement village operators to list their properties for sale and for rent.

Q. What types of property can I list on homes.com.au?
A. Homes.com.au is only for residential property.
The NEW HOMES section of the website will allow visitors to search specifically for new homes (newly built and yet to be constructed), including house designs, house and land packages, vacant land, and apartments.
The SENIOR LIVING section of the website will allow visitors to search specifically for villas, townhouses and apartments in retirement villages (existing, newly completed and yet to be constructed).
These sections are currently under development and will be launched in 2020.

Q. Can I list commercial properties on homes.com.au?
A. Homes.com.au is only for homes.
HOWEVER all types of commercial and investment property can be listed on our sister site commercial.property.com.au.
Commercial.property.com.au is still under development.

Q. Can I list businesses for sale on homes.com.au
A. Homes.com.au is only for homes.
HOWEVER businesses can be listed on our sister site commercial.property.com.au.

Q. Why aren’t there any listings on your website now?
A. We are currently in our registration phase – i.e. our focus is on registering agents and securing commitments for future listings – whilst we fine tune our website.

Q. When will I be able to see property listings on homes.com.au?
A. We expect to be able to launch the listings on our website in October 2019, subject to a sufficient volume of listings being made available by agents.

Q. Do you cover all of Australia?
A. Yes. Our head office might be based in Sydney, but our website covers all of Australia.
To date, agents from across Australia have already registered – from Broome to Brisbane, Alice Springs to Adelaide, Perth to Penrith, Darwin to Dandenong, Sydney to the Sunshine Coast, Maroochydore to Melbourne, Cairns to Canberra, and Hobart to Hawkes Nest.

Q. How are property buyers and renters going to find homes.com.au?
A. We’re going to tell them – very loudly!
The public launch of homes.com.au will be in 2020 – (but agents will be able to see what homes.com.au looks like from October 2019).
We have developed an innovative multi-media strategy with cost-effective and efficient use of digital marketing, paid search, and social media channels, combined with traditional above-the-line advertising (tv, radio and outdoor).

Q. How will you get the volume of listings to compete with REA and Domain?
A. By asking every agent in Australia – that’s why we need you.
By not charging for standard listings – you can upload all your listings for free.

Q. Is your technology/user experience as good as a global company like REA?
A. We’re working hard to make our user experience better.
We’re smaller and more nimble than the big guys.
Our tech partner has lots of experience with building websites and portals and our team is creative, innovative and always looking for ways to improve user experience.
We have some new and innovative search functionality coming (but we can’t give away all our ideas yet.)

Q. How can I get my listings uploaded for free on homes.com.au
A. You need to register by completing our registration form (link).
Once you have completed the form we will contact your CRM provider and advise them that you wish to have your listings uploaded to homes.com.au. We will copy you into this correspondence.
We will liaise with your CRM provider until the “feed” is switched on.
When HOMES goes “live” with listings, your listings will be automatically uploaded.

Q. What is a CRM?
A. A CRM (Customer Relationship Management system) streamlines the uploading of listings to real estate portals.
The CRM system enables listings to be uploaded once – to the CRM. The CRM then automatically feeds all listings to the real estate portals (such as Homes.com.au) that the agency has chosen.

We will contact them about including homes.com.au on the list of portals they provide data feeds to.

Q. Do I need a CRM to list properties on homes.com.au?
A. No. Once the site goes live, properties can be manually added to your Homes.com.au account without requiring a CRM with a property data feed.

Q. I currently upload listings manually, how do I use this service?
A. Once our website launches you’ll be able to upload your listings manually with us as well.
We’ll let you know once the site is live.

Q. How do I upload listings manually to Homes?
A. Much the same as how you upload your listings to REA, Homes.com.au will have a similar process to log into your account to upload and manage your listings.
If you are interested in having your listings loaded through a CRM then we can have one of our technology partner’s (Agentpoint’s) team contact you.

Q. I’ve filled in the registration form – what happens next?
A. Once you have completed the form we will contact your CRM provider and advise them that you wish to have your listings uploaded to homes.com.au. We will copy you into this correspondence.

When HOMES goes “live” with listings, your listings will be automatically uploaded.
If you’ve advised us that you have a manual feed, we’ll send you instructions when the site is live.

Q. Will my CRM charge me more if I register with homes.com.au?
A. Unfortunately that’s an issue between you and your CRM that we don’t have an answer for.
But we can tell you that we are working closely with all CRMs to make it as easy as possible for agents to register with us.

Q. Where are the terms and conditions for registering?
A. Terms and conditions are found here.
Please note that the reference to payment (section 7) in the terms and conditions only applies to those products which must be purchased.

Q. What do I get for registering?
A. All your listings can be uploaded to homes.com.au for free.
You also get a complimentary (free) agency profile page – and every agent gets a complimentary (free) agent profile.
(We’re also thinking about giving something special to agents who sign up early – but we’re still working on that, so we’re not making any promises now.

Q. How long before you’re a genuine alternative to REA?
A. We hope to have 70 – 80% of all listings within the next 12 months from there we will work hard to drive leads and traffic to the site.

Q. Do you have the backing to compete with REA?
A. Yes.
We are well funded and because we’re starting from scratch we don’t have the legacy costs or bureaucratic structures that REA and Domain do.
And because we’re a private company we’re more flexible and responsive and we aren’t beholden to the ASX like Domain and REA.

Q. Can I sign up later / down the track
Yes but we’d love to have you on from the beginning

Q. Won’t REA/Domain just lower their prices and force you out of the market?
A. REA and Domain can’t lower their prices to force us out of the market.
That’s called predatory pricing – and it’s illegal.
But they can lower their prices to compete – and competition is a good thing.
(We don’t think they will as REA and Domain have to meet certain revenue targets, and answer to their shareholders and the market if they don’t.)

Q. REA will attempt to destroy you if you’re a serious competitor.
A. REA and Domain can’t lower their prices to force us out of the market.
That’s called predatory pricing – and it’s illegal.
And if we have the support of the industry they won’t succeed.
