L1 Huntingdale Road, Rylstone, NSW 2849

The 'Snowgoose' home is a spectacular building that you can imagine featuring on the television show 'Grand Designs', combining modern living and crisp clean lines with an environmental consciousness. Built in to the side of a hill as if it were part of the landscape, it takes advantage of some of the most spectacular views imaginable.
Designed by Michael McCormack, the home was constructed in 2007 by FS Hough and is under 400 square metres of roof. Built on a concrete slab, it has a galvanised frame, colourbond and blue-board walls and an iron roof. The entire living area consists of floor to ceiling windows to the east looking towards the escarpments, and is protected from the elements by a 'three skin' insulation system, featuring double glazed windows and awnings outside that that wind right down when needed to protect against the weather. The entire open plan kitchen/living area sits on a polished concrete floor, and the kitchen includes a European gas oven and cooktop, and an island bench.
There are three double bedrooms, the main with ensuite and walk-in robe, plus a main bathroom. The entire bedroom end of the house is carpeted, and each bedroom has large windows to the East to take in the views without lifting your head. To the front of the house is a concrete and timber deck, where you can sit and sip a Mudgee wine and take in the views of the amazing Capertee Valley.
From a utility point of view, the house features 4.5 KVA of solar panels on the roof, and three five thousand gallon rainwater tanks.
'Snowgoose' consists of 54.81 hectares, or approximately 135 acres of cleared, undulating grazing land. The boundary is securely fenced with three plain wires and five barbs, and it is subdivided into eight paddocks. Four of those are fenced with hinged joint, and the other four with five barbs
Working improvements include a very tidy set of timber cattleyards, more than adequate in size to cater for the farm. They feature a 'Farmlink' headbail, 'Thunderbird' cattle scales, a vet gate and a loading ramp. There is also a single stand shearing shed/machinery shed. Water for livestock is stored in three 25,000 gallon tanks, and delivered via three poly water troughs and three dams.
Other features of the property include a 100 tree olive grove and an iron hut built around a caravan, that the vendors used to camp in while the home was being built.
The vendors have historically run approximately 20 breeding cows plus their progeny over the twelve years they have held the property.
Located approximately 40km South-East of Rylstone on Huntingdale Road (off Glen Alice Road) and approximately 40km East of Capertee. It is just under an hour from Lithgow, and approximately three hours easy driving from the heart of Sydney.
